To simplify things, one person must request and oversee sales information requests. Having multiple people requesting, calling, emailing, and asking for the same document will certainly cause delays in processing and will delay your closing. Many common documents are available to be downloaded on the owner’s portal. This includes Master Deeds, Insurance Contacts, Minutes, and Budgets.
The 6(d) request form is required and can be sent to our office with your check when requesting a 6(d). The form must be completed fully.
Currently, we are unable to receive payments that are sent overnight requiring a signature because we are often out of the office visiting properties.
Before a 6(d) can be issued, the name and contact information of the new owner must be provided, and all fees must be paid and cleared through the end of the month requested.
Requests to drop off or pick up checks or forms must be arranged in advance. We are only able to send the requested 6ds with a prepaid FedEx label, or they must be picked up.
All real estate requests will be handled in the order they are received, but we will do our best to assist you in your sale.
How much does a condo questionnaire cost?
There is a fee of $200.00 for a condo questionnaire, which must be prepaid, and the check must clear before a questionnaire is issued.
If you need a questionnaire at the last minute, the fee is $350.00. The turnaround time is 10 business days, but we will try to do that much sooner. Each new condo questionnaire is $200. Additional or unexpected requests for any real estate transaction or refinance will be discussed if they arise, as they may have additional fees involved.
What are the fees involved with a 6(d)?

Why can’t a 6(d) certificate be emailed or mailed?
The 6(d) certificate is an official document that is signed and notarized by an authorized agent for your condominium association. The original document is normally recorded with the registry of deeds and with your closing documents. We can FedEx 6ds with a prepaid label, or arrangements can be made for them to be picked up when they are available.
If you need a 6(d) certificate at the last minute, we cannot guarantee it since it must be signed by a trustee and notarized.
If you are paying for your fees and documents with a personal check, this may require up to 10 business days, as the payment must be processed through the bank before the 6(d) certificate can be released.
